New Construction Inspection and 11-Month Warranty Inspection: Why Florida Buyers Need Both

Buying a new home feels like the safe choice. Everything is new, the builder offers a warranty, and the city has already signed off. But there are two moments in the first year when an inspection can save you real money, and they catch different problems. One happens before you close. The other happens at month 11.

Before closing: catch it while you still have not signed

A city inspection confirms that a home meets minimum building code at a few set checkpoints. It does not confirm that every system was installed correctly or that nothing was rushed to meet a closing date. Builders in fast-growing parts of Northeast Florida are juggling a lot of homes at once, and things get missed.

Here are the kinds of problems we find in brand-new homes:

  • Missing insulation

  • Roof and flashing problems that let water in years later

  • Air conditioning ductwork left disconnected in the attic

  • Plumbing leaks and drains that do not drain properly

  • Electrical outlets that are wired incorrectly

  • Grading that sends water toward the house instead of away from it

Finding these before closing gives you a written list to hand the builder while you still have the most leverage to get things fixed. Learn more about our new construction inspection before closing.

At 11 months: use your warranty before it runs out

Florida law requires builders of newly constructed homes to provide a one-year warranty. The year starts at closing or when you first move in, whichever comes first. The warranty covers defects in materials, equipment or workmanship that result in a material violation of the Florida Building Code. It does not have to cover normal wear and tear, and appliances that carry their own manufacturer warranty are handled under that warranty. Some builders provide their own written warranty instead, so check your paperwork for the exact terms and dates.

Here is the catch. Some problems only show up after a home has been through a full cycle of seasons, including summer humidity, winter cooling, settling and everyday use. By the time you notice them, your warranty may be almost over.

An 11-month warranty inspection is the same complete inspection, done near the end of your first year. It is priced the same as a standard home inspection. You get a photo-documented report the same day, and you still have about a month left to send it to your builder. Learn more about our 11-month warranty inspection.

Why you need both

The two inspections do different jobs. The one before closing finds how the home was built, while you still have the most leverage. The one at month 11 finds what only shows up after you live in the home, while the warranty is still active. One does not replace the other.

  • Before closing: schedule your inspection once construction is complete and before you sign.

  • At month 11: count 11 months from your closing date or move-in date, whichever came first, and book early enough to leave time for your builder to respond.
