“After much thinking and reading the builder’s warranty plus my trust in him, I’ve decided to not do the home inspection pre-purchase. I will think of doing one at 11 months prior to the end of our builder’s warranty. So I will keep you in mind.”
Trust is good. A builder’s warranty helps. But when it comes to your new home, neither should replace a professional inspection.

But don’t confuse it with a pre-closing inspection. If you wait 11 months to discover a major issue—like missing attic insulation—you’ve already lived through the discomfort and paid for the energy loss.

A typical home inspection costs less than half a percent of your purchase price. Buying a $400,000 home? You’re looking at around $500. That’s less than your washer and dryer—yet it could uncover thousands in hidden issues.
